What You’ll Do
This job is part of the Brokerage job function. You will be responsible for the buying, selling, and leasing of industrial properties on behalf of clients. As an entrepreneurial industrial broker, your focus will be on building your own pipeline of development opportunities, managing your projects, and growing your business within our supportive environment. Your responsibilities will include:
- Developing Business
Marketing commercial real estate properties, negotiating leasing terms, purchase/sale of assets on behalf of clients. - Developing Market Relationships:
Cultivate and maintain strong relationships with industrial asset owners, investors, tenants, lenders, and community partners to stay ahead of market trends and uncover new opportunities. - Sourcing & Shaping Deals:
Identify and secure control of new land, industrial development, and build-to-suit projects. Provide clients with pertinent information on leasing availability, current market conditions, and property values. - Presenting & Securing Opportunities:
Prepare compelling listing packages and confidently presenting to landowners and industrial asset owners with the goal of assisting them in marketing, sale, leasing, and development of their holdings. - Monitoring & Growing Your Business:
Regularly review project performance and market data to refine your strategies, while building your reputation and network within the industry. You will be given tools and trained on goal setting, focusing on those goals, and working back from there to achieve those goals.
What You’ll Need
- Education:
Bachelor’s Degree, preferably majoring in real estate or business. - Entrepreneurial Spirit:
A self-motivated, action-oriented mindset with a passion for building and growing your own business in real estate. - Industry Knowledge & Experience:
A background in commercial real estate development, investment, or brokerage, ideally with 2+ years of sourcing, shaping, and executing industrial transactions (both leasing and sales) - Strong Negotiation & Leadership Skills:
Proven ability to negotiate complex deals and lead teams toward shared success. - Financial Acumen:
Working knowledge of real estate financial analysis, project valuation, and deal structuring. - Relationship Building:
Exceptional communication skills and a knack for developing long-term relationships with clients, partners, and community stakeholders. - Texas Real Estate License Required
