Younger Partners Brokers 102-Acre Land Sale in Pilot Point for Mixed-Use

PILOT POINT, Texas (Sept. 18, 2026 )— On the heels of a 618-acre land sale in Pilot Point to Hillwood for a new master-planned development, Younger Partners Executive Vice President Ben McCutchin closed another Pilot Point land sale. This time, two investors acquired 102 acres at the southeast corner of FM 1385 and G.A. Moore Parkway for a mixed-use development.

Younger Partners Executive Vice President Ben McCutchin represented the seller, Gene McCutchin LTD III. The buyers include Midas Investments, led by Raj Veer and Babu Bagham, which acquired 53 acres. GC Land Partners, led by Gail Peyton and Richard Kincheloe, purchased the remaining 49 acres. The sale closed on Sept. 15. Rex Real Estate’s Caleb Lavey and Rex Glendenning represented the buyers.

These transactions are the latest in multiple Denton County deals that McCutchin has brokered in recent years around Pilot Point for the estate of his late brother, Gene. Last year, he brokered the 260-acre sale at 3497 Berend Rd. in Pilot Point to Dallas-based Talley Land Development for a future home development site. He also brokered the sale of 95 acres at the northeast corner of FM 1385 and Mustang Road to H-E-B LP last year.

This pocket of Denton County continues unprecedented growth as the Texas Department of Transportation (TxDOT) plans to widen FM 1385 from a two-lane rural road to a six-lane urban road along 12 miles between US 380 and FM 455. This project is part of a larger corridor improvement effort, including the reconstruction and widening of other roads like US 380, FM 2931 and others. Reports indicate construction of the project could start by year-end or early 2027.

“This road construction will continue to influence the growth of Pilot Point, located at the end of the project,” McCutchin said. “Pilot Point and the surrounding communities are likely to experience exponential growth in the coming decades.”

According to data from the City of Pilot Point, the city’s population growth has surpassed 26%, placing it among the fastest growing communities in North Texas. Given the number of incoming master-planned communities, Pilot Point is likely to experience exponential growth in the coming decades, according to the city’s website.

More than 20,000 new housing units are planned within incoming master-planned communities including major developments: Bryson Ranch, Talley Ranch, Four Seasons, Pecan Creek, Mustang Ranch, Eland Ranch, Lantern by Hillwood and Creekview Meadows. According to Esri, Pilot Point’s median home value of $391,685, which is lower than both Frisco at $575,000 and Prosper at more than $700,000.

The late Gene McCutchin saw the northward movement of development and purchased the land in 2000 for a long-term investment. The region is seeing growth in industrial, logistics and retail sectors, creating local job opportunities such as e-commerce, distribution centers and service industries that are expanding northward from Frisco and Denton, according to city of Pilot Point data. Additionally, the Dallas North Tollway expansion and the Denton County Outer Loop projects will improve regional connectivity with access to employment hubs in Frisco, Prosper and Denton, McCutchin added. The recent Hillwood acquisition of 618 acres at the northwest quadrant of Friendship Road and FM 1385, north of U.S. 380, is in the pre-development phase. Called Lantern by Hillwood, the project is expected to include approximately 2,000 homesites, parks and open space, regional trail connections, neighborhood-serving retail, multifamily opportunities and a potential site for a future Pilot Point ISD elementary school
