Younger Partners Brokers 618-Acre Land Sale in Pilot Point to Hillwood
Hillwood Communities to Develop Master-Planned Community with 2,000 Homes
PILOT POINT, Texas (Aug. 12, 2026 )— Younger Partners Executive Vice President Ben McCutchin brokered the sale of 618 acres at the northwest quadrant of Friendship Road and FM 1385, north of U.S. 380, in Pilot Point to Hillwood for a master-planned community.
Currently in the pre-development phase, Lantern by Hillwood is envisioned as a thoughtfully planned community featuring approximately 2,000 homesites, parks and open space, regional trail connections, neighborhood-serving retail, multifamily opportunities and a potential site for a future Pilot Point ISD elementary school.
At full buildout, the community is expected to represent approximately $1.2 billion in investment, further reinforcing Pilot Point’s emergence as one of North Texas’ fastest-growing communities.

Lantern by Hillwood will be the developer’s sixth Denton County master-planned community, continuing Hillwood Communities’ strategic expansion. The community joins the company’s growing North Texas portfolio, including Landmark by Hillwood in Denton, Treeline by Hillwood in Justin and Ramble by Hillwood in Celina.
McCutchin represented the seller, Gene McCutchin Ltd III, the estate of Ben McCutchin’s late brother, Gene McCutchin in the transaction. The sale price was not disclosed. Dallas attorney Steve Griggs advised McCutchin on this transaction, among others.

Ben McCutchin has brokered multiple Denton County deals in recent years and specifically around Pilot Point for the estate of his late brother, Gene. Last year, he brokered the 260-acre sale at 3497 Berend Rd. in Pilot Point to Dallas-based Talley Land Development for a future home development site.
McCutchin also brokered the sale of 95 acres at the northeast corner of FM 1385 and Mustang Road to H-E-B LP last year.
The Texas Department of Transportation (TxDOT) plans to widen FM 1385 from a two-lane rural road to a six-lane urban road along 12 miles between US 380 and FM 455. This project is part of a larger corridor improvement effort, including the reconstruction and widening of other roads like US 380, FM 2931 and others.
“This road construction will continue to influence the growth of Pilot Point, located at the end of the project,” McCutchin said. “Pilot Point and the surrounding communities are likely to experience exponential growth in the coming decades.”
