Younger Partners Brokers Sale of 182-Acre Development Tract in Howe

HOWE, Texas (May 19, 2026) Younger Partners brokered the sale of 182 acres at the northeast corner of FM 902 and Bennett Road in Howe, marking another significant land transaction along the rapidly expanding U.S. 75 growth corridor in North Texas.
Commonly known as the Hightower tract, the property was sold by the Hightower family to Cherukuru Investments at Howe LLC, managed by Ravi Cherukuru of Westlake. Younger Partners Executive Managing Director John St. Clair and Associate Ethan Peck represented the seller in the transaction, which closed in April 2026.
The tract is outside Howe city limits and is located partially within the Sherman ETJ and Howe ETJ, less than two miles from U.S. 75, approximately 23 miles north of downtown McKinney and an hour north of Downtown Dallas. The site is surrounded by emerging residential communities and industrial development, positioning it for future growth opportunities.
“This is an exceptionally well-located development tract in one of the most active growth corridors in North Texas,” said St. Clair. “Its proximity to major employment centers, across U.S. 75 and location within Howe ISD make it highly attractive for future residential development.”
The land has remained in the Hightower family for approximately 140 years, with the family’s roots in Howe tracing back to the Texas Land Grant era, which refers to the continuous period from the 1750s to the late 1800s when Spanish, Mexican and Texan governments granted millions of acres of land to encourage settlement, establish ranches and reward military service.
“The owners felt the timing was right to sell this tract as growth continues moving north from McKinney on U.S. 75,” said Peck. “This property is ideally positioned to become one of the first planned communities on the east side of Howe.”
“We were drawn to this property because of its prime location within the rapidly growing North Texas corridor and its strong long-term development potential,” said Cherukuru. “With convenient access to major transportation routes and nearby employment centers, we see an opportunity to create a thoughtfully planned mixed-use development with residential and retail components that can support the continued growth and economic expansion taking place near Howe.”
Potential plans for the property include a phased mixed-use development featuring residential and retail components designed to support the area’s expanding population base. Development is anticipated to occur over the next five to 10 years, beginning with infrastructure improvements followed by residential and commercial construction, Cherukuru said.
The property is located near several major employment and development drivers fueling growth throughout Grayson County and the northern Dallas-Fort Worth Metroplex. Nearby developments include a planned master-planned community featuring approximately 1,000 single-family lots and 2,000 multifamily units, as well as Ponderosa Point, a 125-acre mixed-use development in Howe.
Major regional employers nearby include Texas Instruments, which has developed a multi-billion-dollar semiconductor campus in Sherman expected to employ thousands of workers, along with Global Wafers America and other advanced manufacturing operations along the U.S. 75 corridor. Additional regional growth drivers include the ongoing expansion of McKinney National Airport and continued commercial and industrial investment through Sherman and Howe.
As North Texas continues expanding northward, the Howe and Sherman submarket has emerged as one of the region’s most active development corridors due to its strategic location, infrastructure access and growing employment base.
