The first quarter was almost over when the market really changed. Total net absorption in the DFW office market saw some slightly negative net absorption. This was largely due to limited construction deliveries that kept most market fundamentals like the total vacancy rate (16.6%) flat at the end of 2019. The market is poised for a change though, especially with the construction pipeline and rental rates.
