Kathy Permenter

Kathy Permenter is an original founder and serves as co-managing partner of Younger Partners, a full-service regional commercial real estate firm providing investment, leasing, and management services to investors and tenants in the Dallas/Fort Worth metroplex.

Since its founding in April 2012, Younger Partners has grown from its two original partners to more than 100 employees with a management and leasing portfolio of over 12 million square feet of properties in the Dallas/Fort Worth market. The company specializes in the leasing, management and investment sales of office, land, industrial and retail properties.

Kathy is involved in the company’s overall strategy, vision, and growth. She is responsible for business development, leasing assignments and the overall performance of the company. She has a proven track record of creating value for her clients which she attributes to her years of transaction experience, CPA background and ability to execute creative solutions. Kathy has been instrumental in executing some of the most significant leases in the region.

Trae is very much a “hands-on agent” and he’s not afraid to roll up his sleeves to accomplish his goals. Trae’s experience in challenging markets makes him valuable to clients by utilizing his unique creativity and non-traditional thinking to deliver results.

Prior to joining Younger Partners, Trae was a Senior Vice President at Grubb & Ellis Company. Before Grubb & Ellis, Trae spent two years with Dominus Commercial where he received the Top Producer Award and tripled leasing assignments. Trae began his real estate career at Corporate USA where he climbed the ladder from Associate to Executive Vice President. Prior to his real estate career, Trae was a professional fund raiser for the University of Oklahoma.

Robert Grunnah

Experience

Mr. Grunnah was formerly President of the Investments/Land Division of Henry S. Miller Companies from 1994 to 2014. Prior to joining Henry S. Miller, Mr. Grunnah was President and Chief Executive Officer of Newmarket Group Southwest, the parent of Newmarket Grunnah Cole Real Property Company, Newmarket Real Estate Appraisal and Advisory Services, Inc., Newmarket Property Management, Inc., and Newmarket Capital Advisors, Inc. In 1971 he was associated with Henry S. Miller Company where he served as Senior Vice President in charge of the Investment Marketing Division and the International Division. Mr. Grunnah has also served as President of Reliance Securities Corporation, a registered broker/dealer and Reliance Petroleum Corporation. He currently serves as President of Reliance Asset Management, Inc., which has acted as General Partner for over 100 partnerships.

Mr. Grunnah has represented clients as an expert witness in litigation concerning values in development land, income properties, and judicial partnership separations. He has provided attorneys, CPAs and financial planners qualified opinions of the values of virtually all types of real estate using practical approaches to true market expectations.

Mr. Grunnah was awarded the Bronze Star Medal with one Oak Leaf Cluster for his service as an officer in Southeast Asia with the United States Air Force.

Carter T. Crow is a well-regarded industry veteran and brings over 19 years of real estate experience to Younger Partners where is a Principal. Carter specializes in industrial and land investment sales, development and build-to-suits, industrial project leasing and tenant representation.

Prior to joining Younger Partners, Carter spent 12 years with Billingsley Company as Senior Vice President where he oversaw 4.2 million square feet of industrial properties and assisted with five build-to-suit projects in the Dallas/Fort Worth metroplex. Prior to Billingsley Company, Carter spent two years with Holt Lunsford Commercial leasing their industrial portfolio. Carter quickly achieved a high level of success by being recognized in the Dallas Business Journal’s “Real Estate Rookie of the Year” category. In the same year, Carter also scored the second largest deal of “Industrial Deals Closed”. Carter has also been named to the Commercial Real Estate “Heavy Hitters” list for 2005, 2006, 2007, 2008 and 2010.

Sam G. Kartalis

After graduating from the Pennsylvania State University with a B.A. in Mathematics, followed by a 4-year tour of duty in the United States Navy as an Officer aboard a Destroyer, Sam Kartalis started his management career at GMC and then at Westinghouse Electric Corporation. He left Westinghouse after serving as General Manager, Elevator Division, South America in Caracas Venezuela and joined Henry S. Miller Cos. to begin his career in commercial real estate in 1974.

Since then, he has been responsible for developing, leasing, acquiring, disposing, owning and managing over 10 million square feet of commercial property as an executive in full service real estate companies. Included in his responsibilities were new business development, project development, training, communications, appraisal, brokerage, property management, syndications, and general management. He was a Partner and COO for Henry S. Miller Cos. before leaving in 2014 to co-found Novus Realty Advisors, LLC, a full service commercial real estate company focusing on development, brokerage and investments. In 2018, Novus Realty Advisors was sold to Younger Partners.

Prior to joining Younger Partners, Bob formed the multifamily platform at Colliers International. Bob’s team executed 7 transactions in their limited time at Colliers including REO dispositions, Class “A,” HUD assumptions and land development deals. Bob was a Senior Vice President in the multifamily investment service at Colliers and at Grubb & Ellis. Before his tenure at Grubb & Ellis, he worked at Transwestern as a senior member of the multifamily investment sales division, where he was involved in 30 transactions.

During the 1980s, he was a consistent top producer at CBRE, receiving top investment salesman designation for the Central Region three times. Bob’s real estate career began with CBRE in the mid-1970s.

Bob recently represented both buyer & seller in the sale of Arlington Common Apartments, Arlington, TX, 353 units built in 2018, for a record-setting price per unit.

Mr. Triolet has over 15 years of commercial real estate experience, including tracking and analyzing commercial real estate data for several markets throughout Texas, California, Oklahoma, and Oregon. Having worked for some of the largest commercial real estate companies in the world (Jones Lang Salle, CB Richard Ellis, Xceligent and Costar), Mr. Triolet has a thorough understanding of research from both a data collecting and end-user perspective. He brings in depth knowledge of commercial real estate, where the market is in the cycle, catalysts and inhibitors to current conditions and where the market is heading.
