The BPTW event was deemed “DFW’s biggest company picnic” at the Dr Pepper Ballpark Center in Frisco with colleagues and families invited to join in corn hole, giant Jenga, the hula hoop hustle, among other fun and games.
The Younger Partners leasing team of Kathy Permenter, Trae Anderson, and Sarah Savage signed 30,544 square feet of leases at Republic Center, 325 N. St. Paul St in Downtown Dallas.
Among the leases:
- Smith Clinesmith, LLP/Clinesmith Law Firm leased 11,213 square feet. The tenant was represented by Jayson Montoya at NAI Robert Lynn.
- HealthMark Medical Group, LLC leased 10,034 square feet. The tenant was represented by Conor McCarthy at JLL.
- Constellation New Energy, Inc. leased 6,502 square feet. The tenant was represented by Bret Hefton and Graham Shelby at Avison Young.
- Addison Group (Bridgepoint Consulting) leased 1,594 square feet. The tenant was represented by Nick Gray at Kevo Commercial.
- Phlox Capital Management leased 1,211 square feet. The tenant was represented by Oliver Day at Altschuler and Company.
“Republic Center is located in the heart of Downtown, adjacent to public transportation and the soon-to-be Pacific Plaza Park,” says Ms. Permenter. “Republic Center’s occupancy is well above the CBD average and office-users are taking notice. Later this summer, the American Institute of Architects will be moving in on the bottom two floors.”

The Stemmons Service Award is NTCAR’s premier event and is presented annually to honor a member of brokerage community who best exemplifies the highest standards of a commercial real estate professional. Each year NTCAR recognizes one of its members with the Stemmons Service Award, an honor presented to the NTCAR member who best exemplifies the highest professional standards of a commercial real estate broker. This prestigious award is conferred on the professional who has earned the respect of his or her peers, and is an active and productive broker who successfully resolves the intricacies of bringing two parties together in a real estate transaction. The event is scheduled for Jan. 25 at Dallas Country Club.
Changemakers at three DFW firms are transforming the business—and gaining market share.
Running a commercial real estate firm in Dallas-Fort Worth is not for the faint of heart. Firms here are at the top of their game, and the competition is fierce. But in a market as big and active as North Texas, there are bountiful opportunities, too. “So much of it comes down to hustle,” says Moody Younger of Younger Partners. “If you have good people and work hard and are honest with clients, you’ll get your share.”
Younger and Kathy Permenter, co-founders of Younger Partners, are part of a new leadership class in Dallas real estate, a group that also includes David Pinsel at Colliers International and Steve Everbach at Cushman & Wakefield of Texas Inc. All have been in their current positions for about two years. Restaurant chain Cheddar’s Casual Cafe is moving its headquarters to developer Billingsley Co’s new Cypress Waters office park.
The company will relocate to a new 31,450 square foot office project that will start in late May at on Ranch Trail and Interstate 635.

Men’s fashion retailer J. Hilburn has rented space in a North Dallas office tower for its home office. The company leased 26,000 square feet in the Park Central 3 building on LBJ Freeway.
Brant Landry of E. Smith Realty Partners negotiated the lease with Nora Hogan, Robert Deptula and Natalie Snyder of Transwestern and Kathy Permenter and Sean Dalton with Younger Partners. J. Hilburn is currently located at 2601 W. Mockingbird Lane in Dallas.

Dallas-based development firm Billingsley Co. will begin construction on its latest office project in Plano by the end of the month.
Once developed, the 180,000-square-foot, three-story building at 6111 W. Plano Pkwy. will serve as the regional offices for Woodland Hills, Calif.-based online marketing firm ReachLocal Inc., which currently operates from the International Business Park.
